Are you ready to sell your home? There are a number of steps you can take to prepare for the adventure. Here are the six steps to take when getting ready to list your home on the market.
1. Get Your Home Inspected
Getting your home inspected prior to listing it is a strategy that many don’t often consider. However, this will give you a fair warning for any repairs you may have to make in order to sell the home. The home will still be inspected prior to closing, but it is better to be proactive and know what the inspector will find and be able to fix it. Not only will this allow negotiations go smoother, some improvements could increase your home’s value.
2. Get Things Organized
To attract the most attention to your property, you’ll want to get the home organized, tidy and looking at its best before listing it. You’ll want the home to look in tiptop shape for the photos you’ll post in the online listing. Make your home stand out with simple things such as new paint, staging, and superb landscaping. Little details can go a long way!
3. Interview Real Estate Agents
You’ll want to interview several agents about listing your home. Ask them for advice and ask them what they would do to showcase your home. How are they going to sell your home quickly for the best price? Spend time vetting real estate agents to find the one that best fits your goals.
4. Set a Price
Ask your real estate agent for their honest opinion on the list price for your home. They can help you research comparable properties in the area to get a feel for the market and should be your resource for understanding the current state of the market.
5. Understand Your Price
Just because you purchased your home for $300,000, does not mean it’s worth that now. If you have your heart set on a certain price and you find that homes comparable to yours are not selling for that, you will have to adjust your mindset and focus on the price that will actually sell your home. The longer the home sits on the market, the harder it can be to sell.
6. Clear Clutter
Throw unused and old items out, move items to a storage unit and just get rid of clutter that may crowd the rooms in your home, making space appear smaller than it actually is. Buyers are most attracted to great lighting and space. In order to showcase your home’s spacious rooms, you will need to make sure only essentials are in the home. Make sure prospective buyers can actually walk in your “walk-in” closet.
